Congratulations on your decision to build your new home and allow Neal Communities to be part of one of the most exciting and important decisions of your life!
The measure of our true success is how well we do during the entire process – from the day you decide to build your new home to move-in day and beyond. To assist you in this process and inform you of the resources available to you, we have developed an overview of the general stages and time frame, which from start to finish typically brings you a new home in less than one year’s time.
Stage 1: Choosing a Home & Community
If you haven’t already decided on the community in which you want to live, this is the first step. You can elect to have your new home built in an existing Neal Community or we can build one for you in the community of your choosing.
Stage 2: Financing
Neal Communities can provide you with a list of our preferred vendors or you can elect to finance your home through the lender of your choice.
Stage 3: Choose your Model & Floor Plan
Meet with a Neal New Home Sales Representative to review your options, available floor plans and tour models.
Stage 4: Purchase Agreement
Once you decide on the home model and floor plan, you will sign a purchase agreement and receive your Home Detail Guide that informs you about owning and maintaining your new home.
Stage 5: Personalizing your Design Options
At a meeting with your New Home Sales Representative and builder, you will review your home site specifications. You will also meet your Design Consultant, who will take you through Neal Communities’ Design Gallery, a one-stop shopping gallery of fixtures, appliances and finishes from which you can select your interior look.
Stage 6: Final Approval
Your Design team will present a final work order that includes your home design, floor plan, specifications and interior finishes that you will review, approve and sign-off on before any work begins.
Stage 7: Permitting & Scheduling
Neal Communities submits all civil, structural and mechanical engineering details and applies for the building permit with county government. Once approved, which typically takes x to x months, our Construction Department will contact you to schedule the construction start date.
Stage 8: Construction Launch
This is the bricks and mortar stage, which takes approximately six months from start to finish. Steps include: Pour concrete foundation and floor footprint, Complete framing, Install mechanical features, Review installations with your builder & Finish interior drywall.
Stage 9: Final Details
You receive an expected completion date of construction at which time you will notify utility companies to schedule impending service.
Stage 10: Moving In!
Prior to move-in day, you will have a new home orientation with your builder and Neal Communities Customer Information Concierge, who will be your point person for all questions, punch lists and warranty details.
Stage 11: Follow up Services
Neal Communities will complete: 30-day touch up and service requests, Six-month service requests & 11-month service requests.
Stage 12: Warranty & Beyond
With your new home you receive a one-year warranty for construction defects, a two-year warranty for mechanical systems and a 10-year construction warranty. At Neal, you will always remain a valued customer and homeowner and we make every effort to stay in touch with you and respond in a timely manner to warranty and other service and homeowner requests with our 1/3/10 response commitment: Respond to calls within one day, evaluate the concern within three days and correct it within 10 days. We have a 99 percent response rate for responding to all concerns within one business day and close to 85 percent rate for inspection and completing all repairs within 10 days.
