I recently had the pleasure of exploring Grand Park by Neal Community and I can say it was love at first sight. The community has beautiful with green spaces, amazing walking trails and a great amenities center. The homes feature beautiful craftsmanship, modern layouts and high-end finishes. I was extremely impressed with the level of customer service I received from the staff at GrandPark. They really listen to my needs and go the extra mile to ensure your experience runs smoothly. If you’re looking for a neighborhood that feels like home with a sense of community, I highly recommend GrandPark by Neal Community.

We’re building our home with Neal Communities in Grand Park, and it’s been a nightmare. We’re stuck between losing a large deposit or moving into a house that doesn’t feel safe. Please read this before purchasing with Neal! PLEASE check out the Facebook groups for their neighborhoods so you can see the residents posting countless horrific issues they're dealing with - I wish I would have known how bad it was before I signed the contract!Construction Issues:Our home has had water intrusion (multiple roof leaks in the same spot we were assured were “corrected”), and many other homes in the neighborhood have had mold issues. Water has leaked through the ceiling, walls, and light fixtures in the bedroom my baby is supposed to move into (see photos). This was the SECOND time water leaked in the same areas. After a hurricane (100+ miles offshore), a manager said, “all homes did great” but then backtracked when I mentioned a neighbor who had drywall removed due to water coming through the cinder block. Homes less than 3 years old shouldn’t have widespread leaks and mold! Neal promises their warranty will fix issues, but our friend has been staring at exposed cinder block for weeks, waiting on repairs.Disorganized & Outdated Processes:Neal uses manual, outdated processes. They printed a list of options and highlighted them instead of using construction software like other builders. This caused critical errors, like missing upgrades we selected (increased price), and missing out on items we really wanted.Misleading Communication & Lack of Transparency:Neal’s communication is inconsistent. One person says one thing, another says something else. We had to compromise on our lot choice and were told we’d get our preferred exterior design—only to find out at our design meeting that nothing we wanted was available. When we purchased the lot, it wasn’t in a flood zone. Then, 4-5 months ago, FEMA changed the maps, and we found out from social media that our lot was now in a flood zone. Neal dismissed our concerns, then confirmed it a few days later, saying “Don’t worry, flood insurance is only $600-$1000/year,” even though it often costs double or triple that for homes in flood zones in Florida. Weeks later, we were told our land was “reassessed” and we were “fine,” only to find out six weeks before closing that we were still in a flood zone and forced to get flood insurance. We've found that Neal only responds to issues when you’re beyond upset - and half the time they say what you want to hear to pacify you and you find out later it's not been completed.Staff Turnover & Poor Project Management:We’ve had three different construction managers. Our first two were great but left after two months. Our final manager is young, lacks experience, has canceled meetings last minute without notice (after we rearranged our work schedules and paid for childcare), and is defensive over any question asked - I'd be fine with this if I saw quality and progress on the home, but we haven't. One day I stopped at the property to check on the A/C that wasn’t installed on schedule, and even though I had messaged him multiple times letting him know I wanted to come by, I never got a response until after I visited the house when he then told me I was trespassing by being there without a Neal employee. My husband, who works in law enforcement, was astounded by that.Increased Costs & No Accountability:HOA dues increased by over 35% without notice from Neal (I only found out through the neighborhood Facebook group). My monthly costs just went up $300-$500/month between flood insurance and HOA fees.We’ve begged to be released from our contract because we don’t feel safe moving our young children into a home where we know mold is a very real potential issue, and they've done nothing to make us feel settled that it's been resolved and/or that they'll fix things swiftly in the future. We regret the day we signed on to buy this house.

We built our home in Grand Park after meeting with David in sales. David guided us every step. He took pictures of our house to provide updates as we were out of state. Aaron was our CM and he was also so very helpful. Aaron and David always communicated through the app and always responded to any questions we had. We have zero complaints! We love our house and neighborhood.

My wife and I recently moved into Grand Park by Neal Communities and we couldn't be happier. Our salesperson David Sanvidge is perhaps the most outgoing, positive and helpful salesperson you could imagine. If we had a question, he would answer and always with a smile and positive vibe. He went well beyond expectations to ensure a smooth house buying experience. Without David, we probably would not have purchased in Grand Park. Overall the house is excellent and the view is awe-inspiring. Also a shout out to our Project Manager Brandon Kempski who was great to work with and was instrumental in getting the many final touches taken care of. What an incredible tree canopy leading to this amazing community. Love the wide open grassy parks and the variety of homes. Not your standard "cookie-cutter" neighborhood. One of my favorites in Sarasota.

UPDATES IN 8 MONTHS: Time flies by fast, - and now we are happy homeowner of the beautiful villa in Grand Park, Sarasota, FL! Being out of state buyer, we would never be able to achieve our goal, without a great help and constant support of the dedicated people belonged to Neal Communities/Grand Park team. Today is our turn to pay a tribute and our appreciation to those who helped our dream come true! We would like to thanks our sales consultant Aaron Solari who, from day one and up to now, after the closing, helped and continue helping us with all our needs. Aaron went a lot of extra miles for us, he continue to be available to respond to our inquiries promptly and wisely, even at his days off. We implemented his professional advises and suggestions into the custom selection, made for of our home, and very happy with the outcome!The only best words could be addressed to our construction team, represented by Greg Mitchell (construction manager) and Greg McSwain (project manage). We want to thanks both for being on the top of every step of the construction process; great supervision of work quality; time to communicate with us and constant updates on the construction stage; understand our concerns and delivered our property on time in the conditions as promised. We choose Neal Communities and Grand Park because we strongly believe that people make a difference, and "Where You Leave Matters".While everyone we met at Grand Park is very kind and nice, we especially want to admit and thank Aaron Solari, our sales consultant. From day one, Aaron helped us to navigate through the new field and made the right decisions; he often went the extra mile on his days off, if we needed his advice or help. I live in this wonderful community, it was the best decision that my husband and I have ever made. The people that live here are very friendly and the activities are many for all to enjoy! There were hiccups during the building process but Neal Communities takes care of all the issues before and after closing unlike many other builders in the area!
